304 Erskine is a historic Arts-and-Crafts architectural style home originally built in 1911, which Method Development acquired from the Detroit Land Bank Authority. The property has been redeveloped into eight modern apartments consisting of studios, one, and two-bedroom apartments in the heart of Brush Park.
When acquired, the property was completely obsolete with significant fire damage. Construction required the surgical removal of the failing roof system, shoring and repair of original exterior masonry walls, complete demolition and rebuilding of the interior structure, new roof, windows and doors, rebuilding of historic porches and exterior details. Upon stabilization, modern building systems and finishes were installed.
The project was awarded a predevelopment loan from the Michigan Historic Preservation Network and received approvals from the Detroit Historic Commission.
